A classic cottage house plan typically features a small, one-story design with a simple, yet charming exterior. The interior of the house is often designed to be cozy and comfortable, with an open floor plan that maximizes space and encourages family time. The 1120 square foot plan with 3 bedrooms and 1 bathroom may feature a welcoming porch, dormer windows, and a gabled roofline. The living spaces are usually open and airy, with plenty of natural light, and the bedrooms are typically modestly sized but functional. This classic cottage plan may also include a compact kitchen with modern appliances, a dining area that opens to the living room, and a small laundry room. While this plan may not include a garage or carport, there may be ample space for parking in the driveway or on the street.

This plan set includes the following: 

  • Foundation Plan - Footing sizes, slab thickness, floor framing sizes/layout, etc.
  • Floor Plan(s) - Detailed dimensions, window/door details, plumbing fixture type/locations, etc. for each level of the home.
  • Roof Plan - Roof framing sizes/layout, roof pitch, attic venting, overhangs, roof finish materials, etc.
  • Exterior Elevations - Views of the front, rear, and sides of home detailing exterior finish work.
  • Details - Dissected drawings of foundation/footings, floor framing, door framing, window framing, roof framing, roof venting, etc.
What is NOT included in the plans:
  •           Architectural or Engineering Stamp - handled locally if required
  •           Site Plan - handled locally when required
  •           Electrical plan
  •           Mechanical Drawings (location of heating and air equipment and duct work) — your subcontractors handle this       
  •           Framing layouts with beam sizes and locations
  •           Material lists
  •           Energy calculations - handled locally when required
